HVAC Remote management, measurement, and energy efficiency

The old story of “if you measure it you can manage it” applies pretty well to a portfolio of distributed building locations, each operating its own HVAC equipment. Measure, Control, Evaluate and start over. All from a centralized location.

Project Retail Chain A – is a leading food retailer in Greece with over 200 stores spreading all over the country. Our customer drive for energy efficiency and operational excellence led him to co-operate with us to achieve the goals. The project resulted in 15 % of reduction in energy usage and guaranteed consistency in thermal comfort parameters such as indoor temperature and store CO2 levels. Challenge With the need to lower energy costs and to reduce CO2 emissions in order to protect the environment our customer set a target to improve control of the HVAC system of the stores that would fundamentally reduce energy and ensure that thermal comfort parameters will meet organizations strict requirements. We had to provide quantitative evidence of the effectiveness of the energy measures taken. The HVAC system of the stores consists mainly from a number of Ducted Direct Expansion Units for the sales area and a VRV unit for the offices. Solution Delphis designed a solution with improved control and visibility .A site visit guided the customization of the site specific solution. At the heart of the system, an Eagle controller was installed, which with the help of local or centralized gateway translator can communicate and control the HVAC system. Remote management of all retail facilities was implemented through an easy to use management portal, accessible from any PC, tablet or smartphone. The key elements of the approach included the following: • Global scheduling for temperature and fresh air control • Limiting the range of temperature set points • Interconnection of the Alarm System with the operation of HVAC units • Remote diagnosis of maintenance issues and direct action • Energy sub-metering and “black box model based” alarm notifications • Non- working hours energy monitoring and analysis. This approach was implemented initially to 20 stores. Benefits The data from the energy management platform shows that HVAC energy consumption fell by 15 % while thermal comfort parameters within the range of organizations requirements.
